Your home is visited regularly, on a schedule we agree together. Security, condition and presentation are checked at every visit — and you receive a photo report, every time without exception. Issues are identified early, before they become costly. While you are away, nothing is left unattended and nothing is left to chance.

Cared For Like Your Own
When something needs attention, you hear from one person — me. I assess it, advise you clearly and manage it through to complete resolution. The right tradespeople are sourced, briefed and held accountable to your standard. Nothing is signed off until the work meets the mark. You make one decision, if any. I handle everything else.

Your Standard, Maintained
Every person who enters your home — cleaner, contractor, tradesperson — is personally briefed and supervised to your expectations, not a general one. Your home has its own standard and that standard is preserved at every visit. Nothing is approximated. Nothing is left to assumption. The people who care for your home understand what that means before they arrive.

Ready Before You Are
Before every arrival, your home is prepared. Cleaned, checked and presented to standard. Temperature and lighting set. Every room walked before you walk in. When you arrive, your home does not need a moment to catch up — it is already there. That is not a courtesy. It is a commitment.

Steward
$600–$800 per month
Foundation oversight for owners who want confidence between visits.
Your property is inspected fortnightly. Security, condition and presentation are checked at every visit and a photo report is delivered to you without exception.

Custodian
$1200–$1500 per month
Full representation — oversight, maintenance and arrival readiness.
Everything in Steward, with the addition of arrival preparation, cleaner coordination and seasonal oversight. Your home is not only monitored — it is maintained and ready. Two arrival preparations are included each month, your cleaners are briefed and verified to your standard, and a full seasonal audit is conducted annually to get ahead of anything before it becomes a problem.

Complete representation - with priority response, compliance documentation and a custom owner dashboard.
The highest level of representation we offer. Everything in Custodian, with the addition of priority two-hour response, quarterly condition audits, full compliance documentation for insurance and asset management purposes, and a custom owner dashboard giving you a live view of your property's condition and history. A monthly welcome call ensures you are always fully across your property before you arrive.

A 30-minute call to understand your property, how you use it, and what good representation looks like for you. From there we will arrange a complimentary site walkthrough.

We prepare your brief
A clear summary of the tier we recommend, what it covers, and what the monthly investment looks like.

We onboard your property
Your property master file is built, your contractors are met and briefed, and your owner reporting is established.

We begin representing you
From the first visit, you receive a photo report. From that point, your property is properly looked after.
